When buying a home the mortgage company will typically order an Appraisal Report. There are also times when you order an Appraisal Report for personal reasons. How you choose an appraiser will directly impact the value of your home. The following appraisal tips will give you a guideline to follow when ordering your Appraisal Report and choosing an Appraiser.
Tips you need to know before you order your Appraisal Report
1. Select an appraiser that is local lives in your city or county.
Market trend and values vary depending on location, school district, and neighborhood appeal.
2. Be sure your appraiser knows your neighborhood and market area.
How many homes have been appraised in your neighborhood. This is important, as these appraisers will be familiar with property values in your area. They will also have a strong knowledge about additional factors that affect property values, such as nearby schools, shopping and fire department access.
3. Prepare your home for appraisal inspection.
Although appraisers know to look past the clutter and poor house keeping skills, appearance does make a difference. Have all areas of your home accessible, doors unlocked, garage open, gates unlocked, bathrooms unoccupied etc.
4. If you know your neighborhood has special features tell your appraiser.
Walking distance to schools, shopping, parks - share this information with the appraiser.
5. Be available to answer any questions. List all improvements that have been completed in the past. ( new roof, additional square footage, out buildings, interior / exterior improvements etc) Give your list to your appraiser and answer any questions at this time.
